Why doesn't my Real Estate Agent find me the deal I am looking for?
The reality is Realtors are paid on a commission bases. The more they can get you to buy the house for the more money they make in commission. Remember in most cases your transaction with the realtor is a one time deal. So most Realtors will try to get you to spend as much as possible. It doesn't sound good, but it is a realiity.
Here is an example. I was looking at buying a home, the asking price was $69,000. Not a big home a good rental property. But the home needed about $20,000 of repairs. The owner was willing to make the repairs for the sale which means the seller would have netted $49,000 and had the headaches of dealing with the contractors to make the repairs. I asked the Realtor to present an offer for $55,000 and I would make the repairs myself. Why is this a good deal for the seller:
Within an hour the Realtor came back to me and said the Owner would not accept my offer. Obviously, if the owner has any business savy at all turning down my deal was not a good decision. Here is what I believe happened. The Owner never saw my offer because it would have lowered the Realtor's commission. Is there a way for me to prove that, No. But you don't have to be a brain surgeon.
